The 50 United Nations Plaza Project was a $100M renovation, seismic retrofit, and interior reconfiguration of a 5-story, historic, federal building in San Francisco’s Civic Center. It serves as office space for the General Services Administration (GSA).

The project included retrofitting the existing office layout to include opening up corridors, adding collaboration space, and utilizing natural lighting. The project achieved LEED Platinum Certification with sustainable design and construction including a living roof, natural ventilation, energy-efficient lighting, and natural local climate vegetation.

The prime contractor submitted a certified claim of $10,567,606 for alleged cost overruns in contingency/allowance accounts. It also included a claim from the electrical subcontractor.

The electrical subcontractor’s claim includes allegations of delay and acceleration, trade stacking, out-of sequence work, and added work.

TRAUNER performed forensic accounting services and the guaranteed maximum price (GMP) audit on two portions of the overall claim.

Specifically, TRAUNER evaluated the alleged overruns in the Construction Contingency Allowance (CCA) and the alleged overruns in the Unallocated Direct Costs (UDC).

TRAUNER presented its findings orally via a web conference and also prepared a report summarizing those findings.
