TRAUNER provided claims analysis services during the $11M construction of this residential complex in Philadelphia, PA. The claims arose after the soil retention subcontractor defaulted on its contract.

The concrete subcontractor allegedly experienced delays due to the default and submitted three claims to the general contractor. Those claims were ultimately settled for $300K. The general contractor then requested reimbursement from the soil retention subcontractor’s surety for the extra costs incurred as a result of the default.

TRAUNER performed an independent evaluation of the delays to the concrete subcontractor’s work. We analyzed the work performed to determine the source and magnitude of delays, the party responsible for the delays, and a review of the damages associated with the delays caused by either of the two subcontractors.

We also prepared a report of our findings. In order to prepare our report, TRAUNER reviewed contract documents, project correspondence, daily reports, meeting minutes, and Primavera project schedules.

Ultimately, we determined that many of the delays on the project were due to the defaulted subcontractor, and that additional costs were incurred by the concrete subcontractor and the general contractor.
